Fee
Whole building rental 17,000 yen(1 person per night) + Cleaning fee 1,500 yen+ for each additional person 1,500 yen
- You must prepay through airbnb. Please pay for your stay in advance.
- Cancellation policy: Free up to 5 days prior to the event, but 100% cancellation fee will be charged if cancelled 4 days prior to the event.
- The price is for accommodation only and does not include meals.
- If there is excessive dirt, damage to property, or theft within the facility, we may charge you an additional fee.
User Guide
Check-in 14:00 / Check-out 11:00
- Check-in is after 14:00 and check-out is before 11:00.
- If you are staying overnight, you are required to submit a guest list in advance or at the time of check-in.
- When you check in, you will need to unlock the door using the touch key panel next to it. The four-digit PIN code for entering the room will be sent to you by message before you check in. In addition to entering the four-digit PIN code, you can also unlock the inn using the remote control key.
- The owner (host) of the inn also runs the adjacent cafe “Tairano Sabo”, so you can contact them if you have any questions about checking in or renting any items.
- We can also lend out conversion plugs for overseas travel to guests, so please ask at the adjacent cafe if you would like one.
- If you need to contact the owner (host) of the accommodation urgently, please contact them directly at the adjacent cafe or contact them via messaging tools such as LINE.(LINE ID:@550iamof)
- The owner (host) of the accommodation also owns a conversational automatic translator, so communication in languages other than Japanese is possible.
- We have downloaded various video content, such as Amazon Prime Video, onto the projector on the first floor of the inn, but you will need to prepare your own login information. Please rest assured that all login information will be deleted after check-out.
- If the number of guests staying is up to 2 people, you will use the bunk beds on the second floor. However, if the number of guests staying is 3 or more, you will need to lay out your own air bed and futon in the living room on the first floor when you go to sleep.
- Please refrain from laying air beds and futons on the third floor as this is not recommended for safety reasons.
- The inn is located in a densely populated residential area, so we ask for your cooperation in being considerate of and not causing any inconvenience to the neighbors.
- The accommodation consists of the entire building and the adjacent garden. Please refrain from trespassing on the neighboring residential property.
- We ask for your cooperation in banning smoking at the inn. Please smoke within the garden area.
Video editing services
Fee 0 yen
- Editing and data provision are basically free of charge. However, please note that we cannot provide editing services if you do not agree to introducing your work on our website and YouTube channel.
- Please apply for editing services when you make your reservation or check-in.
- We also have selfie sticks available to borrow for guests, so please feel free to use them when taking photos while sightseeing or within the facility during your stay.
- When you check out, please hand over the data to the property owner using a memory card reader or AirDrop. You can also use online storage to send the data to us by email at a later date.
- We will send you a compressed (reduced size) version of the edited short film via email at a later date. We will also introduce it on our website and YouTube channel.
Terms and Conditions
Below are the terms and conditions to ensure you can use our accommodation with peace of mind. Please check them before making your reservation.
Article 1(Application of these terms and conditions)
- All contracts and agreements relating to our accommodation shall be supplemented by these terms and conditions, and any matters not specified here shall be governed by law or custom.
- Notwithstanding the provisions of the preceding paragraph, if we enter into a special agreement, that special agreement shall take precedence, provided that it does not violate the spirit of these terms and conditions, laws and regulations, or customary practices.
Article 2(Refusal to conclude an accommodation contract)
- Our accommodation may refuse accommodation in the following cases.
- (1) When the application for accommodation does not conform to these terms and conditions.
- (2) When our inn is fully booked and we have no rooms available.
- (3) When a prospective guest is deemed liable to conduct himself/herself in a manner that will violate the provisions of the law, the public order or good morals.
- (4) When a prospective guest is a quasi member of a crime syndicate, a person related to a crime syndicate, or any other anti-social force.
- (5) When a prospective guest has said or done something that causes significant inconvenience to other guests.
- (6) When it is clearly recognized that the person who wishes to stay is a person with a contagious disease.
- (7) When a violent demand is made with regard to the accommodation, or when a burden exceeding a reasonable range is demanded.
- (8) When it is impossible to accommodate guests due to a natural disaster, a breakdown of the inn, or other unavoidable reasons.
- (9) When a prospective guest is found to be intoxicated and extremely disturbing to the neighborhood, or when a guest says or does something that is extremely disturbing to other guests.
- (10) When bringing in dangerous items such as firearms, petroleum, firearms, or items harmful to the human body.
Article 3(Application for Accommodation Contract)
- (1) A person who wishes to apply for accommodation at our inn is required to provide the following information.
(a)Foreign nationals who do not have an address in Japan are required to submit their address, occupation, and passport photo for all guests.
(b)Estimated time of arrival on the day of stay
(c)Number of guests and days
(d)Other matters deemed necessary by our inn - (2) If a guest wishes to continue to stay at the hotel beyond the reserved stay date, we will accept the request as a new application only if our accommodation is available, when we accept the application and receive the advance payment of the accommodation charge.
- (3) Guests of our inns understand that transferring their reservation to a third party is prohibited except in cases where the inn has given its consent.
- (4) Guests shall apply for accommodation with the understanding that duplicate or similar reservations for the same date by the same person are prohibited.
Article 4(Formation of Accommodation Contract, etc.)
- The accommodation contract is concluded when our inn accepts the application for the accommodation contract by the guest himself/herself.
- When an accommodation contract is concluded, the application fee for the entire stay as specified by our inn must be paid by the date specified by the inn.
- In the event of cancellation by the guest, or in the event of intentional or negligent damage to the inn, the deposit shall be allocated in the order of penalty followed by compensation, and any remaining balance shall be returned upon payment of the room charge.
- If the application fee is not paid by the date designated by our inn, the accommodation contract shall lose its validity. However, this shall only apply in the event that the innkeeper has notified the guest of the date for payment of the application fee.
- Reservations must be made by midnight of the day before the scheduled stay. However, this does not apply to Internet reservations.
Article 5(Breach of Contract Fee)
In the event that an applicant for a reservation cancels all or part of the reservation, our inn shall charge a penalty fee in the proportion of the total amount payable by the applicant as set forth.
- 100% for cancellations made on the day of stay and from one day to four days prior to the day of stay, and 0% for cancellations made up to five days prior to the day of stay.

- (2) If the guest does not arrive at 8:00 p.m. on the day of the stay without informing the hotel, or if the guest does not contact the hotel more than 2 hours after the scheduled arrival time (up to 8:00 p.m.), the reservation will be deemed to have been cancelled by the applicant, and may be processed.
- (3) In the event that the number of reserved days is shortened, a penalty fee will be collected based on the ratio of one day (the first day) regardless of the number of shortened days.

Article 6(Check-in and check-out times)
- Guests may enter our inn (check-in time) from 2:00 p.m. and leave our facility (check-out time) by 11:00 a.m.
- Our inn may make rooms available for use after hours. In this case, an additional fee will be charged as specified by the inn.
- In the case of a stay of two or more consecutive days, the room may be used for the entire day except for the day of arrival and the day of departure.
Article 7(Payment of Fees)
- Payment of the fee must be made by the designated bank account deposit of the application fee by the designated date. However, this does not apply to online reservations.
- The room charge will be charged even if the guest does not stay overnight after starting to use the room.
Article 8(Usage Rules)
- Guests are required to abide by the rules of use established by the inn while in our inn.
Article 9(Refusal to Continue Lodging)
- We reserve the right to refuse to continue your stay in the following cases, even during the period of stay that we have accepted.
- (1) When any of Article 2 (3) through (10) applies.
- (2) When a person other than the guest is admitted into the guest room.
- (3) When the user does not follow the rules of use set forth in Article 8.
- (4) Smoking in and around our lodgings or in the yard, tampering with the fire fighting equipment, or otherwise failing to comply with the rules of use and prohibitions set forth by our facility.
- (5) When false information is found in the registration or offer of accommodation.
Article 10(Handling of cases where the contracted contents cannot be provided)
- If our inn is unable to provide the contracted accommodation, we will try our best to arrange other accommodations with the same conditions.
- If our inn is unable to arrange other accommodations, a compensation fee equivalent to the penalty will be paid to the guest, which will be applied to the amount of compensation for damages.
- However, this shall not apply in the event that the inability to provide a room is not the fault of the inn.
Article 11(Handling of Deposited Items, etc.)
- The facility does not accept deposits or other items.
- We are not responsible for any loss, damage, or other loss of or damage to items, cash, or valuables brought to our inn by guests.
Article 12(Storage of baggage or personal effects)
- We do not accept or store any valuables prior to your stay, with the exception of your baggage.
- If a guest’s baggage or personal belongings are left behind at the inn after the guest has checked out, the inn will hold them for 7 days, including the day they are found, and then report any valuables to the nearest police station and dispose of any other items.
Article 13(Parking lot)
- Our inn does not have parking for guests.
- Please use nearby pay parking lots.
Article 14(Disclaimer)
- Guests are responsible for their own use of Wi-Fi, electronic devices, and other communication devices in our accommodations.
- Our inn shall not be liable for any loss or damage incurred by guests as a result of service interruption due to system failure or any other reason when using computers or other communication devices.
Article 15(Guest Responsibility)
- If our inn suffers damage due to the intentional or negligent act of a guest, the guest may be required to compensate the inn for the damage.
Article 16(Entry to guest rooms)
- In the following cases, our inn may enter a guest room without the guest’s permission even after the guest has checked in.
- (1) When providing services at the inn, such as cleaning, room service, etc.
- (2) When it is recognized that there is a possibility of committing an act contrary to the provisions of laws and regulations, rules of use, public order or good morals, or when it is recognized that the same act has been committed.
- (3) When it is deemed necessary to enter the room in accordance with the guidance of the police and fire department.
- (4) When it is deemed necessary for the preservation of buildings and facilities.
- (5) When our inn deems it necessary to confirm the safety and security of guests.
Article 17(Separability of Articles)
- All disputes arising in connection with these Terms and Conditions shall be resolved in accordance with the laws of Japan in the Kobe District Court having jurisdiction over the location of our inn.
